Firefighters were called to a unit on Welcome Street in Parkes at 0.08am on Sunday following reports of a blaze.
"Pump 417 [Parkes Fire and Rescue NSW] were called to reports of a unit fire on Welcome Street," firefighters said in a statement.

"Crews arrived to find smoke issuing from a ground floor unit, crews in BA [breathing apparatus] quickly got to work to extinguish the fire and render the area safe.
"The unit was not tenanted at the time and residents from adjacent units evacuated the area until deemed safe to return."

The scene was then handed over to police for investigation.
